General Terms and Conditions – Holiday Apartments Buitenplaats Ureterp

1. Booking & confirmation

Your booking is final once you have received our confirmation and (part) payment has been made.

If you book via our website or a booking platform, you will automatically receive a confirmation with all the details of your stay.

2. Payment

• For bookings we ask a deposit of 30% of the total rental price. The remaining amount must be paid no later than 14 days before arrival.
• For bookings made within 14 days before arrival, we ask for the full amount to be paid when you book.
• Payment can be made by bank transfer, payment link or in cash (by prior agreement).

3. Cancellation

• If you cancel up to 30 days before arrival: your deposit will be refunded, minus a €25 administration fee.
• If you cancel between 30 and 14 days before arrival: 50% of the rental price is payable.
• If you cancel within 14 days before arrival or do not turn up (no-show): 100% of the rental price is payable.

We recommend taking out travel and cancellation insurance.

4. Arrival & departure

• Check-in: from 15:00
• Check-out: by 11:00

If you would like to arrive earlier or leave later, please contact us in advance. Where possible, we are happy to think along with you.

5. Your stay & house rules

• We kindly ask you to use the cottage with care, as if it were your own home.
• Smoking is not allowed inside the cottages.
• Dogs are welcome (maximum of 2 per stay); please let us know when you book.
• Peace and quiet on the grounds are appreciated. Between 22:00 and 08:00 we ask all guests to keep noise to a minimum.

6. Cleaning & end-of-stay cleaning

End-of-stay cleaning is included in the price, but we do ask you to leave the cottage reasonably tidy:

• Do the washing up.
• Put rubbish in the designated bins.
• Return any moved furniture to its original place.
• If the cottage is left unusually dirty, we may charge an additional cleaning fee.

7. Liability

Buitenplaats Ureterp cannot be held liable for loss, theft or damage to personal belongings during your stay. Any damage to the cottage or its contents caused by the guest must be reported and will need to be reimbursed.

Use of the facilities (such as the swimming pool) is entirely at your own risk.

8. Visitors & overnight guests

Day visitors and overnight guests are welcome by prior arrangement. If more people stay overnight than originally booked, an additional charge may apply.

9. Swimming pool & facilities

The swimming pool is only accessible by reservation. You can book a time slot via our website: buitenplaatsureterp.nl. Use of the pool is at your own risk and only during the reserved time.

10. Emergencies & contact

In case of emergency: call 112.

For any other questions or if you need assistance during your stay, you can reach us by phone. The telephone number can be found in the welcome folder in your cottage.

11. Force majeure

In the event of force majeure (for example storm damage, fire or government measures), we reserve the right to cancel or move a booking. We will then consult with you to find a suitable solution.

12. Privacy

We respect your privacy. Your personal data are used only for administrative purposes related to your booking and are not shared with third parties.
